We publish our process the same way we publish our fees — so the owner, the GC, and the AHJ all know what comes next.

    30-min scope call.

    We review drawings, target schedule, and AHJ. Free, no commitment.

  2. 02 · Proposal

    Fixed-fee SOW.

    Deliverables, milestones, and a not-to-exceed number — in writing, within 48 hrs.

  3. 03 · Design

    Drawings + review.

    Drawings and review process. Collaboration with team members.

Things owners always ask.

Do you stamp the drawings?

Yes. All construction-document sets are stamped by a California- licensed PE on staff. Permit revisions included for 90 days after IFC.

Can you work alongside our existing GC and architect?

Always. We work direct-to-owner and as a subconsultant to AOR firms. We share Revit central files and BIM 360 / ACC workspaces seamlessly.

What software do you deliver in?

Revit 2022–2025 for BIM, AutoCAD for 2D, AGi32 for photometrics, SKM PowerTools for coordination & arc-flash studies. We hand off PDF + native + a clean BIM 360 link.

Are estimates included with design?

Schematic and DD-level rough orders of magnitude are included on every project. CD-level GMP estimates are a separate engagement (see Pre-Construction Consultation).
